Tenant Find

50% first months rent (plus vat), minimum £420 (inc VAT)


  • Agree the market rent and find a suitable tenant in accordance with landlords guidelines
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals, including Rightmove
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-residents tax status and HMRC (if relevant)
  • Fully reference applicants
  • Take a holding deposit from tenant, usually £450, to be deducted from first months rent
  • Prepare an Assured Hold Tenancy Agreement for signing by the tenant
  • Collect and remit initial months rent and security deposit received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre tenancy invoices
  • Make any HMRC deductions

£350 plus vat (Total £420.00) Initial fee
For any new business 9 % (plus VAT) equating to 10.8% (inc VAT) of the monthly rent

Includes all the tenant find service as above PLUS 

  • Meet the tenant at the property at start of tenancy, take meter readings, go through inventory *  (see below for charges) with tenant,
  • Sign it off and hand over keys
  • Collect and remit the monthly rental
  • Collect and deposit the Security Deposit with the DPS Service
  • Pursue non payment of rent and provide advice on rent arrears and actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake quarterly inspection visit and notify landlord of outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term

  • Deposit Registration Fee: NIL
    Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
    Provide the tenant(s)with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

  • Additional property visits: NIL
    To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit

  • Submission of non-resident landlords receipts to HMRC NIL
    To remit and balance the financial return to HMRC quarterly - and respond to any specific query relating to the return from the landlord or HMRC

  • Arrangement Fee for works over £100: NIL

  • Arranging access and assessing costs with contractor: NIL
    Ensuring work has been carried out in accordance with the specification of works
    Retaining any warranty or guarantee as a result of any works

  • Obtaining more than two contractors quotes NIL

  • Rent Review Fee NIL
    Review rent in accordance with current prevailing market condition and advise the landlord
    Negotiate with tenant
    Direct tenant to make payment change as appropriate
    Update the tenancy agreement
    Serve Section 13 Notice if tenancy is on a rolling monthly basis

  • Renewal Fee (landlords share) NIL
    Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

  • Checkout Fee (landlords share) NIL
    Agree with tenant check out date and time appointment
    Instruct inventory provider to attend
    Negotiate with landlord and tenant any disbursement of the security deposit
    Return deposit as agreed with landlord and tenant to relevant parties
    Remit any disputed amount to Scheme for final adjudication
    Unprotect security deposit
    Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items.





  • As well as paying the rent, you may also be required to make the following permitted payments.

    Permitted payments

    Before the tenancy starts (payable to Future Lettings)

    Holding Deposit: 1 week’s rent
    Deposit: 5 weeks’ rent

    During the tenancy (payable to the Agent)

    Payment of £10.00 for the reasonably incurred costs for the loss of keys/security devices

    Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

    During the tenancy (payable to the provider) if permitted and applicable

    Utilities – gas, electricity, water

    Communications – telephone and broadband

    Installation of cable/satellite

    Subscription to cable/satellite supplier

    Television licence
    Council Tax

    Other permitted payments

    Any other permitted payments, not included above, under the relevant legislation including contractual damages.
